  • What kind of properties does Atlas sell?
    Atlas International will only ever sell Freehold properties. We have many different styles of new build properties all within the fantastic "toe" of Italy, selling both coastal and inland properties

  • How often do you run inspection trips and what is the cost?
    Atlas International runs inspection trips around your time frame though we usually recommend a four or five day trip. The trip usually consists of three or four nights stay with return flights, all meals, accommodation and transfers included in the price of £89 per couple (€99 per couple in Ireland).

  • What happens on an inspection trip?
  • The inspection trip is a chance to view properties which suit your specific requirements.  Whether you are looking for a three bedroom villa for holidays or an apartment by the beach to rent throughout the year, an experienced representative who has previously gone through the whole experience can guide you through every step.

  • How do I pay for my property?

  • How long will the process take?
    This depends on the type of property you choose and at which stage of construction this property is at when you reserve.

  • Are there any additional costs?
    In addition to the property price you will have to pay up between 13% and 15% of the property price. This is due on completion. Included in this are 10% VAT and between 3% and 5% which include solicitors fees, Notary fees adn utility connection fees

  • I have to sell a house in the UK before I buy, can I still proceed?
    Depending on your financial circumstances it may be possible for you to take out a short term re-mortgage on your UK property to fund the purchase abroad until your house is sold. We are associated with an independent financial company who will search through thousands of options to best suit your needs. It can take approximately 6-8 weeks to have any funds released to you once an application has been made and approved.

  • How much will I expect to pay annually for my Italian Property?
    Every year you are liable to pay local tax, community fees, and water and electricity charges. These can all be set up by direct debit through your Italian bank and can be between €1,350 and €2,000 per annum depending on the size of house that you buy.

  • Do I have to use an Italian solicitor?
    It is recommended that you instruct an Italian solicitor to deal with the conveyancing of your property as they will have full knowledge of the laws in Italy and how the system operates. It will make the transaction a lot smoother and will cost you less money as there will be no need for the translation of official documents. Atlas International can recommend the services of a large Law firm in Italy.

  • How do I open a bank account in Italy?
    If you purchase a property through Atlas International we can open an account for you in Italy.

  • Am I entitled to free healthcare in Italy?
  • Italy has a national health plan (Servizio sanitario nazionale), which provides for hospital and medical benefits. U.S. and Canadian citizens who are legally resident in Italy can apply to join the plan. Eligibility for the plan depends on certain criteria (e.g., your nationality, work permit, etc.).
  • If you are a resident of Italy and covered by the national health plan, hospital services will be provided to you and your dependents free of charge. Visitors, or persons not enrolled under such a plan, are expected to pay full hospital charges and then claim a reimbursement from their insurance provider.

  • Can I obtain a Euro mortgage?
    You can apply for a Italian mortgage of up to 70% of the purchase price over a period of between 5 and 40 years. The mortgage has to be paid off by your 85th birthday. It is easy to apply for a mortgage through our mortgage department even prior to going on one of our inspection trips. Please ask your sales advisor for more information.
